Near Khmelnytskyi, a ghost market is being dismantled.


In the city of Khmelnytskyi, dismantling work is being conducted at the 'Podillya' trade and service center, which is in its final stages. According to the head of the Rozsoshansky village council, the dismantling of the market began back in the autumn of 2024 and is now nearly complete with the removal of trade kiosks.
“Our community is suffering significant losses due to the non-payment of rent for the land under the market. Every month, the TSC 'Podillya' pays 80 thousand UAH in taxes for 20 hectares. And now, the rent for 1 hectare of land costs from 100 thousand UAH and more. Let's multiply this by 20 hectares, and it results in 2 million UAH. This amount is lost from the local budget every year,” noted Dyachok.
The head of the local council also reported that about 70 hectares of land were previously allocated for the TSC 'Podillya'. However, due to court decisions, the community has returned about 50 hectares to communal ownership and plans to lease these plots and receive rental payments.
“Our ambitious plans for 2025 are to auction off all the land previously used by the TSC 'Podillya'. This will bring approximately 10 million UAH of profit to the budget,” added Dyachok.
According to the village head, next to the land plot of the TSC 'Podillya', the company 'Nova Poshta' leases 10 hectares of land. This year, the construction of several terminals on this plot is planned.
The trade and service center 'Podillya' was opened in Khmelnytskyi on July 28, 2007, and was popular among entrepreneurs, even outside the city. However, over Time, it lost its value as it was located far from the city and many other attractive places and opportunities for entrepreneurs appeared.
Last year, the former head of the Pension Fund of the Khmelnytskyi region, as well as the son of the former chief doctor of medical and social expertise of the Khmelnytskyi regional center, Oleksandr Krupa, purchased 5 residential buildings and 14 land plots.
Analyzing the material, we see that the dismantling of the TSC 'Podillya' market leads to losses for the local budget, but at the same time opens opportunities for generating profit from leasing land plots.
